At what stage of building a home do I discuss roofing with the architect?

The roof is a major part of any new build, so it’s best to start early -particularly if it’s a very visible feature. We’re happy to get involved early and can help select profiles and colours and so on.

How long does the average home roof take?

Projects are dependent on size and complexity – but generally two days for small, uncomplicated jobs, and up to two weeks for a larger, more complex ones. Euro tray profiles take several weeks.

 

Do you need a building consent for a roof?

Sometimes, such as if you’re installing a product which is heavier than the existing roof, therefore creating additional load to the building structure, relevant engineering documentation will need to be submitted to council for approval. If you’re replacing a heavy concrete tile with a lightweight metal roof, no consent is required, however if you are replacing a long run metal roof with a terracotta tile, it will need council approval. 

 

Are you responsible for dismantling the old roof and getting rid of it?

If there are no alterations to the existing footprint and you’re simply removing and replacing your old roof with new, then we will remove and dispose of existing roofing materials. However, if it’s part of a larger addition or alteration project, often it is easier for the builder to carry out the removal works in line with any reframing or structural changes they’re making to the footprint. This will be discussed at the quoting stage.

What’s the process for re-roofing an existing house?

For a full roof replacement, all the old roofing material must be removed. A new layer of synthetic breathable roof underlay is then installed over the framing to ensure moisture doesn’t build up in your roof cavity. And finally, new metal roofing sheets are installed with appropriate roof fixings.

There are 10 main steps:

  • set up scaffolding or edge protection as required for safety
  • remove old roofing material – tiles, iron, underlay.
  • inspect roof structure for defects – any major rot or damage to the existing structure will require a builder to remedy
  • if you want to replace the insulation, this is a good time to do so when the roof is open
  • install new roofing underlay
  • install new roofing material
  • install flashings and finishing touches
  • site clean-up: removal of all trade waste and debris from site
  • final inspection and sign off
  • delivery of warranties and record of works

Can you install any type of steel roof on any roof pitch?

Most long run and euro tray profiles can be installed on roofs of three degrees or more. Corrugate is the only profile which requires a steeper pitch of eight degrees minimum.

 

If the house is near the sea, how do I find out what type of roof is suitable?

Depending on the proximity to the sea, we’d generally require a marine grade, or even aluminium-based material. We obtain a warranty indication from our manufacturers for all quotes which gives us a recommendation for the most suitable product to the home’s location.
