We’re seeing buyers returning to our auction rooms. In particular, large, renovated family homes in the city fringe suburbs of Sandringham, Kingsland, Mount Eden, Grey Lynn, and Westmere are seeing huge numbers of registered bidders, with several of our auctions registering over 10 buyers in the last three months. Auction success rates have had a dramatic turnaround from the slumpy market that was 2022. My team and I our proud of our 92% auction success for the last four months. Thinking of selling in spring or summer? Here are my quick tips on preparing your home for market:

‘Marie Kondo’ your house: Spring clean and then spring clean again. Donate items no longer needed in your home to the local charities. A decluttered home feels spacious and calm.

Just paint it: It’s amazing what a fresh lick of paint can do for tired walls and windows. Consult with me on the best neutral colour schemes for your home to bring both light and warmth.

So fresh and so clean: Steam clean carpets, wash windows, remove cobwebs, and hire a cleaner to deep clean kitchens and bathrooms.

A little dressing: Engage a home stylist to put the finishing touches on your home. They can help with partial home staging, new linen and towels for open home presentation, and even established indoor plants to elevate the feeling in your home.

Let there be light! Ensure all light fittings are in working order, bathing your spaces with a lovely warm glow. Lamps make a home look more expensive, so invest in lamps throughout your home. Push back the curtains and set your blinds/shutters ‘just so’, we want lots of light to filter your living zones while keeping an eye on privacy and outlook.

Baskets of fun: Kids toys, shoes, the stuff of life, invest in some baskets for your open homes to store all eyesores in a tight basket weave. This will help your home feel serene and calm.

Don’t forget the garden! Fresh black mulch, stone and chip, even new ready lawn – do make sure your garden is well presented. Some seasonal florals for interest and a basket of hanging flowers always brings a feeling of warm welcome when buyers visit your home.
